Ultimately, location is the key that determines the worth of your property. The reason being you cannot move it no matter what and so you cannot add or delete the factors attached to a Location.

Basically a location is what determines the value, a key component, whereas other components are just secondary. So follow suit to our listing of factors that will convince you that location does affect property value.

  • Neighborhood:

A neighborhood is a very important element that plays a key role in determining the value of a property. It is considered to influence demand for a property. Generally, a lively and nature-prone neighborhood attracts more buyers than a quiet, shady and away-from-nature kind. Though going through advancement, nature doesn’t really come to mind for several home-lookers but a crowded neighborhood is an ideal one. So, with increasing demand adds more numbers to the property value.

  • Development:

It comes as no surprise when we say developed location is like a magnet attracting more buyers. People often buy properties in Pakistan in developed areas or the ones that are in the process of development. Highly-developed areas will obviously pricier than others. A developed area will be of more value than a simple one.

  • Class-wise:

Real Estate Properties in Pakistan are valued class-wise mostly. Like if your property is in Defence or KDA areas which are considered high-class, be it a garage only, it will be costly than a rental apartment in Gulshan Area (middle-class) in Karachi. People tend to prefer a property dealer that is situated nearby their community or class. For areas too are divided as per classes and standards. Upper-class lives in posh areas, the middle class in most downtown areas and lower class are found anywhere there is enough roof to cover that heads.

  • Nearby facilities:

Facilities like schools, hospitals, shops, shopping malls, etc. are considered highly by home-buyers. It is because you have to send your children to good schools or schools for that matter, in case of an emergency you’ll need to rush to the hospital and for convenience and it has to be in your area, and you need shops to buy grocery or anything whenever needed. Even take yourself in this case, you would also investigate these options while buying a property in Pakistan or anywhere around the world.

  • Environment:

Lastly, another aspect that raises or lowers a property’s value is the environment. If the location is not environment-friendly then no one will consider it and eventually, its value will subside down. Like a property that is fully furnished and looks breathtaking but the breath might get intoxicated if you decide to live in it because it is located nearby a trash field, will you buy it? Of course, no. why would you or anyone deliberately want to live at a place where his health might get affected?
