Are Brand New Rentals Really Better?

Have you seen local advertisements for apartment buildings in your area? Are they newer and boast amazing amenities? Newer properties are springing up all across the United States. These in-demand rentals are popular amongst millennials for their great locations, maintenance-free living, and pet friendly. But are new rentals really better than older ones? If you could save money by choosing an older apartment and have more money to spend each month, should you go that route or with the newer building that costs more?



The Cost


On average, you will spend a couple of hundred dollars more for a brand-new rental versus an older unit that has been updated. But a property manager will take into consideration any updates made to an older building. This will be reflected in the cost. You may often see apartments with non-updated and updated pricing. It is tempting to choose the non-updated unit because it's cheaper, but you'll lose some of the frills that an updated unit might have. Some of the updates could include new countertops, new flooring, stainless steel appliances, etc.



The Nicer Materials (Maybe)


You don't always get the best of the best materials with a brand-new apartment. Yes, it has the illusion of being extremely nice, but that doesn't mean that they use high-end materials. Countertops can look like natural stone but might be deceptively so. Hardwood flooring may look like hardwood, but it's actually vinyl plank flooring. Keep this in mind when you are comparing brand new San Antonio apartments and older apartment homes. Not every new build is 100% perfect.



Energy Savings


One of the best reasons to choose a new property is the energy savings. More than likely, the building has gone through extensive inspections to ensure there are no heating and cooling losses and that all appliances work at peak performance. Because it is a new building, it's likely that a new HVAC was installed. Newer units are more energy efficient than older ones. If you do choose an older apartment building, take a look at the water heater and HVAC. If they are outdated, it could cost you more month after month on your energy expenses.



Final Thoughts


There are so many considerations when choosing a new apartment in the San Antonio area. From being pet friendly to an updated unit with all the amenities, make sure you choose one that fits your needs, including location and budget. These are the more critical features to worry about.
