What is a Rent Increase?

As you sign your lease, one of the factors that you will look at is how much you will spend in rent for the terms of the lease, which are usually a year. After that year is up, many tenants switch to a month by month system, which allows them to leave when they would like, but also allows the landlord to increase the rent and charge more while the tenant is there. Unless the tenant and landlord sign a new lease, it is hard to know how much the rent will go up while you stay in the apartment.

 

A rent increase is when the landlord decides to increase the rent. The timing of the rent increase and the way that the landlord will choose to notify you can vary depending on the laws in your state. You are usually given some notice so you have a chance to decide whether to stay at the apartment or find something else. You can also discuss whether to renew the lease to keep the rent steady for another year, rather than worrying about a rent increase too often.

 

There are different reasons a landlord may want to increase the rent for you. Because fixed property expenses, like utilities, maintenance, taxes, and insurance premiums continue to rise, rental increases are a good way for the landlord or property manager to continue to make a profit on the apartment. This is especially true if the market is hot for rental properties and there are not a lot of vacancies available.

 

Often, if you have lived in the apartment for some time and you are a good tenant, the landlord is not going to raise the rent too much. You may see a rent increase, but you can negotiate with them to keep it lower than what the market rates are or what new tenants are going to pay.
