There are a lot of things that a landlord will check out when it comes to their routine inspection. Their goal during that time is to look over the inside and outside of the apartment to see if there are any potential problems that they need to take care of. This is good for you because it keeps the apartment as a livable space you will enjoy, and it is good for the landlord because it protects their investment.

 

The landlord will often begin on the outside of the property. This allows them to check out the gutters and the roof for damage or blockage that needs to be taken care of. They can also look for some cracks along the outside of the unit to see if there are signs of damage or weakness in the structure. The sidewalks, the driveway, and the foundation are all fair game as well. This is why a lot of landlords will walk around the property to make sure it all looks good too.

 

Once the landlord is done with the outside viewing of the apartment, they will need to come into your unit to check things out as well. They can check that the appliances are all still working, the HVAC system is running, that you have hot and cold water, the batteries in the smoke detectors, and any signs that the pipes are leaking or causing damage. They can also look to see if you are violating the lease in any manner, such as having a pet that should not be there.

 

If possible, it is a good idea to be present during the inspection. This allows you to answer questions the landlord may have and makes it easier to point out some of the areas of concern that may come up. You are already living there, so you may notice some things that the landlord does not on their short visit into the apartment.
